Building Revitalization Project

InterFaith Works is raising funds to replace its failing and inefficient Heating Ventilation and Air Conditioning (HVAC) system. The building improvements will improve poor air quality, heighten energy and cost efficiencies, reduce maintenance expenses, decrease work disruptions, and expand on-site activities. While crisis-based improvements have been made to retain use of the building, the agency’s current HVAC system requires frequent repairs and ongoing investment of scarce resources and management time. Climate control dysfunctions prevent maximum building use and often create an inhospitable environment due to heating and cooling issues.

HVAC System

More than 70 years old, the agency’s current HVAC system requires frequent repairs. In December 2019, IFW’s boiler sustained a catastrophic crack that rendered it irreparable. Since 2017, we have spent an average of $17,000 per year on HVAC routine maintenance, system improvements, and emergency repairs. What has become clear is that major work is needed to sustain the building for the next 50 years.

Temperatures are inconsistent throughout the building, many of the individual office units are unreliable, and we have condensation issues with our pipes affecting ceiling tiles. It is challenging to regulate appropriate temperatures in the fall and spring when the systems are changed over from heat to cool. Our conference rooms are especially problematic, and the air is still and too hot even in winter, as the fan systems do not function properly. In addition, the current control system does not operate properly, preventing the proper management of air temperature in the building.

To deliver heating and cooling as needed, control temperatures throughout the building, reduce inefficiencies, reduce HVAC operating costs and ensure the long-term viability of the HVAC system, it is necessary to replace equipment that is original to the building: the air handling unit, the main hydronic circulator pumps, fan coil units, the control system, and the cooling tower on the roof. All these items are nearing, or past, their life expectancy. All are outdated in terms of efficiency. In addition, work is needed to insulate the mechanical room and ductwork, replace fiberglass pipe insulation, and abate hazardous materials (asbestos).
